Having an annual maintenance done to your furnace, air conditioner, and water heater will extend the life of your equipment, reduce risk of emergency repair, and could increase energy efficiency.
You can expect the following when a Maintenance* is performed on equipment:
Furnace Maintenance includes (per unit):
- Pull and clean burners
- Ohm ignitor
- Clean Flame sensor
- Do Amp Draw on Inducer and blower motors
- Conduct a CO test in the flue
- Visually check heat exchanger
- Check gas pressure
- Check and change filter (filter costs extra if provided by Roger's Plumbing & Heating)
- If applicable, check humidifier pad and change (pad is extra if provided by Roger's Plumbing & Heating)
- Check Venting
- Clean condensate traps
- Check thermostat operation
Air Conditioner/Heat Pump Maintenance includes (per unit):
- Check Thermostat
- Check air filter for dirt or blockage
- Check for proper air flow
- Check and adjust blower assembly
- Lubricate blower assembly as necessary
- Check control and line voltages
- Check amp draw on motors and compressors
- Check for proper refrigerant charges
- Check and tighten electrical connections
- Check and clean condensate pan and drain line
- Clean condenser coil
- Check safety controls
- Check driers and strainers for blockage
- Check air temperature drop across coil
Water Heater Maintenance (per unit):
- Pull and clean burners and pilot
- Check flue condition
- Do CO test in the flue
- Check and test the thermocouple
- Check for potential rusting and leakage
- Check expansion tank
- Check combustion air presence
*Under this agreement Roger's Plumbing & Heating will provide preventative maintenance during the contract year. Any repairs, parts, or filters needed will be an additional charge or covered under the manufacturer’s limited individual warranties, if applicable.
